It has jumped again as of June 18th 2026 to 4.89% as a special offer/4.92% APR. If you are looking to buy real estate in Canada in 2026, I encourage you to shop around or talk to a 3rd party mortgage broker. Whatever you decide to purchase, count the cost and apply for a fixed mortgage. You will know with certainty what your monthly mortgage payments will be for 5 years.
